Annual Meeting Announcement

Good day Members,

A quick note to share some information of what is happening in the HOA. As you know from the previous newsletter the Covenant Vote did not pass. Thank you to those that responded to the Survey on Voting; it gave us some good information to amend the ballot. 

The Board feels it is still necessary to update the Covenants. When you think about it, the Covenants we have are from the 20th Century and here we are 26 years into the 21st Century. Some of our members may be younger than the covenants.

The Board is planning on having the Covenants back out for a vote in September. This ballot will be different. The last ballot was an all or nothing ballot. This Ballot will have some changes made based on the survey we did and comments received. We will have several of the proposed changes voted upon individually.

Mark your calendars for September 23, 2026 at 5:00 PM for our Annual Membership Meeting. Anyone will be able to purchase drinks from the Club House and we will have some snacks provided for those attending. The first half hour will be a time to socialize a little before starting the meeting. We plan to have ballots available so you may cast your vote right there.

I also want to let you know that some of you will be getting a reminder that you might be out of compliance with the Covenants. The Board is asking that you help us out and implement a plan to bring your home into compliance. This is not something the Board wants to do but when we get complaints from members to address a problem, it is necessary that we address all problems. To be fair to all of our members we cannot ignore some and address others. All of us have a responsibility to each other to live within the HOA Rules.

I recently found some information from a study published in the Journal of Economics (2019) . This research found that a house located in a community with an active HOA command at least a 4% higher price than similar homes located outside of an HOA. The National Association of Realtors gives that number at 5-6% higher value. That means a home selling for $700,000 nets the owner $28,000 – $36,000 more than a similar home in town or another area with no HOA.

Taking care of our property helps all of us. Personally, I want to be the person that helps my neighbors in many different ways. I know that all the Board Members are serving to help our neighborhood. I believe that all of us want to be that good neighbor. It is in our blood or we wouldn’t have picked this neighborhood.
